SECURITY

Always make sure the street door shuts after you. Do not buzz strangers into the building and do not be afraid to challenge anyone trying to enter at the same time as you. 

Door problems/street door keys
Please report problems with the street door or lock to Sophie and Michelle at Rendall & Rittner using the contact details above. They can also advise you on how to obtain additional street door keys, which are subject to security protocols.

NOISE

This is an old building in a Conservation Area. Sound may travel between flats, especially from above and below. Please take extra care not to disturb your neighbours. You may not hear your neighbours, but that does not mean they cannot hear you. 

Your lease means that in order to have 'quiet enjoyment of your own flat you have agreed: 

  • you will not play loud music between 11pm–8am on any day of the week

  • music will not be audible outside your flat at any time

  • noisy work is strictly limited to these hours: 9am–2pm and 4pm-6pm Monday–Friday; 9am–2pm Saturday not at all on Sunday

Problem noise

FIRE

In the event of a fire, please escape via the communal staircase and onto the street. In the event that the space below you in inaccessible due to smoke, you can get onto the roof - however this is not the 'official' means of escape as it is not to street. The front doors of each flat have been fitted with automatic closers, smoke seals and intumescent seals- therefore if you are doing works your front door please do not remove these items. 

Precautions

  • Do not move fire extinguishers or use them to hold doors open.

  • Do not store any items whatsoever on the stairs or landings. Planters, bikes, buggies etc. are a hazard in the event of fire.

  • Any items left in the common areas will be removed and disposed of without notice. This includes items of non-household rubbish left in bin rooms. Where appropriate a charge for disposal will be made to those flats responsible.

RUBBISH AND RECYCLING

Collections

Household rubbish 8am Monday – Friday
Recycling 8am Fridays only
Please leave your rubbish in the bin room, not on the street. 

Bin rooms

The bin rooms are for household rubbish only. Do not leave builder’s rubbish or furniture in the bin rooms.
Please tie your bags shut so smells do not escape. The bin rooms are not storage areas!

Too big for the bin?
If you have something you can’t fit it in the bin, don’t leave it in the bin room. You can easily get rid of it: 

  • Large items use the dumpsters at the recycling point on Paddington Street (3 minutes’ walk).

  • Furniture, appliances etc. Westminster Council will pick up large items at minimal charge 020 7641 2000.

Recycling

Leave recycling in the bin room from Thursday evening onwards. 
Westminster Council blue recycling sacks are for recycling only. They are not for normal household rubbish.

You can order recycling bags online, free and delivered to you. 

DRAINS

You are responsible for leaks and blockages inside your flat. It is your responsibility to resolve leaks originating in your flat in a timely manner. Please do not flush baby wipes or the like down the toilet as this has in the past caused blockages.
